Approved Document Q (Security – Dwellings)

What is Approved Document Q?

Approved Document Q is the latest addition to Building Regulations and brings security to the forefront by setting out reasonable standards for doors and windows in all new residences. Under the new standards, all new doors and windows should be made to a design that has been shown, by test, to meet the security requirements of PAS24:2012 (or other standards that meet or exceed PAS24:2012).

The PAS24:2012 standard means all doors and windows have to meet a cylinder and hardware attack test and comply with European security measures to make homes less vulnerable. The introduction of Approved Doc Q ensures that greater levels of security are in place to protect new homes, resisting physical attack by a casual or opportunistic burglar.

When does it apply from?

On 1st October 2015 Approved Document Q (Security - Dwellings) came into effect for use in England.

What does it cover?

The regulations will apply where windows and doors are installed into all dwellings where they are accessible (2m from floor) and the property is a new build / property development (including change of use to domestic, e.g. a commercial mill conversion to flats).

It does not apply to replacements, extensions or refurbishments as long as the building is already a dwelling.

How do fabricators comply?

The fabricator will need to supply a system which has security testing and is fabricated in accordance with the security test..

Do The Folding Sliding Door Company comply?

Yes, The Folding Sliding Door Company manufacture / fabricate a system successfully tested in accordance with PAS 24:2012 - clauses A.3, B.4.4.2, B.4.4.3, B.4.4.4, B.4.5, B.4.6, B.4.7, B.4.8 and B.4.9 and can offer this test evidence to builders / homeowners alike.
